Reporting Relationship: This position reports to the Chief Operating Officer. The position’s direct reports consist of the Maintenance Engineers.

Position Summary: This position is responsible for supervising Maintenance Engineers. This position is also responsible for ensuring that all of the Center’s properties and vehicles are safe and up to our quality expectations in terms of maintenance. This position must meet all of the requirements listed in the Maintenance Engineer Success Profile.

Physical Demands: The Maintenance Engineer position requires the ability to climb, balance, stoop, kneel, crouch, reach, stand, walk, push, pull, lift, grasp, fine motor manipulations, talk, hear and complete repetitive motions. The Maintenance Engineer position can entail standing for significant periods of time. The Maintenance Engineer requires the ability to exert up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. The position involves working in indoor and outdoor environments. The Maintenance Engineer position involves outdoor work in various weather conditions, use of ladders, use of tools, including power tools, and frequent driving.

Essential Requirements:

  • Computer literate with capability in email, MS Office, and related communication tools.
  • Possess high school diploma or equivalent.
  • Possess skill-based competencies including: operating equipment used in skilled trades, power and hand tools, etc.; carpentry skills; painting skills; basic electrical skills; basic plumbing skills; skills necessary to install and remove major appliances; skills necessary to diagnose cause of problems with major
    appliances; adhering to safety practices; handling hazardous materials; basic math skills related to carpentry and measurements; and planning and managing projects.
  • Must be at least 21 years old.
  • Must possess the necessary sensory abilities in order that all of the job responsibilities described in this success profile are adequately fulfilled.
  • Must be able to walk up and down stairs.
  • Demonstrate excellent communication and writing skills.
  • Must possess a valid driver’s license and must be eligible to become an authorized driver with Goldie Floberg.

  2. Addresses maintenance concerns reported via service requests in a competent and prompt manner.
  3. Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using pre-established forms.
  4. Performs minor carpentry maintenance to include but not be limited to making adaptations related to the needs of non ambulatory and semi-ambulatory individuals and basic home repairs.
  5. Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
  6. Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.) to provide operable and efficient plumbing capabilities to all sites.
  7. Assists in performing scheduled and “as needed” inspection and preventive maintenance on tools and equipment to maintain operability of the tools and equipment.
  8. Prepares the surfaces and paints various structures and equipment to preserve wood and metal parts from corrosion, repair damaged walls and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).
  9. Installs, removes and conducts maintenance and repairs of household appliances.
  10. Assembles and moves office equipment to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
  11. Maintains Center vehicles in safe operating condition via regular inspection and maintenance as well as securing approval for repairs as needed.
  12. Maintains Center tools and equipment in safe operating order.
  13. Responds to emergency situations during and after hours for the purpose of resolving immediate safety concerns. Each Maintenance Team Member will participate in an on-call rotation to ensure appropriate after hours coverage.
  14. Gains job specific expertise through various sources (e.g. on-the-job training, trade publications, vendor publications and manuals, etc.) to become proficient in the identified primary field.
  15. Serve as a job coach to Maintenance Engineering Assistants, providing supervision and direct teaching to help them master the responsibilities described in their success profile.

Additional Job Responsibilities:

  1. Recruiting, supervising, and training maintenance engineers.
  2. Coordinate with the team of Maintenance Engineers to prioritize and assign regular maintenance needs, service requests, emergency needs, and projects. The goal is to complete all maintenance needs as quickly as possible while maintaining the highest levels of quality.
  3. Create and maintain an equitable maintenance on call schedule for all night, weekend, and holiday hours. Reassign coverage equally if there is a vacancy in the team or a maintenance engineer is unable to complete their on call responsibilities.
  4. Ensure successful completion of all routine inspections, including follow-up actions to remedy deficiencies, and appropriate billing and filing of documents. Inspections include State Fire Marshal inspections, DCFS monitoring visits, backflow and all other fire suppression system inspections, smoke detector inspections, and vehicle inspections.
  5. Monitor ongoing performance of maintenance team and provide performance coaching, feedback, and retraining as needed to help maintenance team staff meet the expectations described in their success profile.
  6. Review timesheets each pay period to ensure schedules are being followed, submit absence/tardy slips when appropriate, and monitor overtime.
  7. Ensure that each property is inspected at minimum once every 3 months using the appropriate inspection tool. All inspections will be documented on the appropriate review inspection tool.
  8. Identify and conduct preventative maintenance work
  9. Establish strategies to ensure maintenance engineers can meet workload demands timely.
  10. Keep COO up-to-date on the status of capital projects and needs of the properties.
